Plans submitted to turn Tenbury farm barn into new home

The application for prior notification of the change of use of an agricultural building to residential has been submitted to Malvern Hills District Council. 

The submitted application form said the proposals would create one larger dwelling and no smaller dwellings.

In a planning statement submitted alongside the application, AddisonRees Planning Consultancy said the site at Green Hayes Farm, near Tenbury, consists of an existing detached brick and stone barn building in a private hardstanding with access from the public highway.

The barn was previously used to store agricultural machinery and equipment and partly as the farm's old milking parlour, but the need for the barn for agricultural purposes has reduced in recent years, the application said.

The proposals would see the creation of a single residential unit over two floors, with the existing roof cladding, timber frame, purlins, floor slabs, and brickwork walling retained and re-used.

The planned home would have three bedrooms and an associated parking and amenity area outside, with access to the road via the existing driveway shared with the main farmhouse.

The statement said that the proposed development would not result in any extension beyond the existing dimensions of the building, while an existing modern blockwork lean-to extension and a corrugated metal lean-to extension would both be removed during the conversion process.

According to an ecology report, nests belonging to swallows, wrens, and house sparrows had been recorded in the building, and mitigation measures are proposed for the loss of bird nesting opportunity and bat roost potential.

Further documents submitted with the application included a structural inspection report, which dated the building to the 19th century, and concluded that its structure is suitable to be retained in the conversion to a home and that it requires no structural changes. 

The consultation on the application closes on November 30.
